Who runs this site

This site is operated by Tony Gutierrez, a New Homes Specialist with D.R. Horton’s West Central Florida division. By using it you agree to these terms. If you don’t agree with them, please don’t use the site.

Brokerage disclosure

This is Tony Gutierrez’s personal website. It is not the official D.R. Horton website. Tony represents D.R. Horton in the sale of its new homes and is compensated by the builder. He is not acting as your buyer’s agent unless you and he have signed a written agreement saying so. If you are already working with another real estate agent, tell Tony — the forms on this site ask, and your agent’s relationship with you is respected. Homes shown here are sold by D.R. Horton under its own purchase agreement, and that agreement, not this website, governs any sale.

Information on this site

Prices, plans, incentives, availability, square footage, lot dimensions, HOA and CDD figures, taxes and completion dates are provided for information only and are subject to change without notice. Square footage is approximate. Renderings, floor plans, photographs and site maps are representative and may show options, upgrades or landscaping that are not included. Nothing on this site is an offer to sell or a guarantee that any particular home, price or incentive is still available.

Payment and financing estimates

Any monthly payment, interest rate or APR shown on this site is an estimate only. It is not a commitment to lend, not a loan estimate, and not an offer of credit. Actual figures vary by credit, loan program and property. Each estimate is published with the scenario it was calculated under — down payment, term, program and rate — and you should read those terms alongside the number. Tony is not a lender and not a licensed loan officer.

Text messaging terms

Text messaging is optional and opt-in. If you tick the SMS consent box on a form, in the home finder, or in the chat assistant, you agree to receive text messages from Tony Gutierrez about your home inquiry, including appointment reminders and availability updates. Message frequency varies. Message & data rates may apply. Reply STOP to opt out, HELP for help.

Consent is never a condition of purchasing anything. Carriers are not liable for delayed or undelivered messages. Mobile opt-in and SMS consent data are never shared with any third party or affiliate for marketing or promotional purposes. How the consent record is stored is set out in the Privacy Policy.

The text, photographs and page designs here belong to Tony Gutierrez or are used with permission; D.R. Horton’s marks and materials belong to D.R. Horton.

Links to other sites

Where this site links out — to D.R. Horton, DHI Mortgage, a school rating service or a county property appraiser — those sites are run by other people under their own terms and privacy policies. A link is not an endorsement, and their content isn’t something Tony controls.

The chat assistant

The chat on this site is an AI assistant. It says so in its first message, every time. It is helpful for narrowing a search and answering questions about inventory, and it can still be wrong — anything that matters should be confirmed with Tony directly before you rely on it.

No warranty, and limits

This site is provided “as is”. Reasonable care goes into keeping it accurate and current, but it is not warranted to be error-free or uninterrupted. To the extent the law allows, Tony Gutierrez is not liable for indirect or consequential losses arising from your use of the site or from reliance on information published here. Nothing in these terms limits any liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the State of Florida.
